Leases, tenants, and rent collection

Rental operations are where a property's income actually originates. Property Pulse models the lease, the tenants on it, the invoices it generates, and the payments that settle them as one connected chain.

In short

How does Property Pulse manage leases and rent?
A lease records its term, rent, and the tenants on it, with a primary tenant identified. Recurring rent produces dated invoices, payments are allocated against those invoices and receipted, and settled rent posts to the property ledger as cash-basis income.

Leases and tenants details

Leases and the people on them

A lease records its term, rent, and the tenants attached to it, with a primary tenant identified. Contacts can be linked to more than one property, so an agent, a vendor, or a co-tenant is stored once.

Monthly rent invoices and payments

Recurring rent produces dated invoices. Payments are allocated against those invoices, receipts are issued, and outstanding balances are visible per lease rather than inferred from a bank statement.

Rental activity lands in the ledger

Settled rent becomes income on the property's ledger automatically, so rental reporting and financial reporting describe the same month with the same numbers.

Where these statements come from

  • Product fact

Lease terms, primary tenant designation, recurring rent invoicing, payment allocation, receipts, and automatic posting to the property ledger are released behaviour.

  • Explanatory guidance

Lease law and permitted charges vary by jurisdiction; this page describes record-keeping, not legal requirements.
