Resources and tools

Working guides for property financials

These resources explain the arithmetic and the paperwork behind income-property decisions, in the same terms Property Pulse uses inside the product. Each one is written to be usable on its own, without an account, and states its formulas plainly so you can check the result yourself.

In short

What guides and tools are published here?
Four reviewed pages: a browser-local net operating income and cash flow calculator, an explanation of cap rate versus cash-on-cash versus internal rate of return, a breakdown of what an acquisition actually costs, and a walkthrough for turning a closing statement into property records.

Why these particular pages

Property owners repeatedly hit the same four questions: what does this property actually earn, which return figure answers the question being asked, what did the acquisition really cost, and how do I get the closing paperwork into a usable record. Each resource below covers one of those and nothing else.

We publish a small number of pages we can keep accurate rather than a large number generated from a template. Every page names who wrote it, when it was last reviewed, and how the numbers are derived.

No account required, nothing recorded

The calculator runs entirely in your browser. Figures you type are not saved, transmitted, or measured, and they disappear when you close the page.

How this page is produced

Written against the cash-basis accounting model Property Pulse implements. Formulas are stated in full so any figure can be reproduced by hand; nothing on this page is generated from customer data.

Where these statements come from

  • Methodology

A small number of pages is published and maintained rather than a large templated set; each names its author, its review date, and how its numbers are derived.

  • Product fact

The calculator runs entirely in the browser. Entered figures are not saved, transmitted, or measured.

About Property Pulse and AreaAlpha

Property Pulse is a web application published by AreaAlpha for owners of income and personal real estate. It records property financials on a cash basis, keeps leases, tenants, and rent invoicing connected to those financials, stores the source documents behind each figure, and calculates acquisition and return metrics from a property's own recorded cash flows.

What it is
Property Pulse is a browser-based property financial and operations workspace covering property ledgers, portfolio reporting, leases and rent collection, document onboarding, and acquisition analysis.
Who publishes it
AreaAlpha publishes and maintains Property Pulse. Public pages on this site describe the released product and are reviewed against each release.
Who it is for
Individual and small-portfolio owners who hold rental, personal, and family properties and need one record per property instead of separate spreadsheets, folders, and bank exports.
What is public here
Only product explanations, guidance, and browser-local tools. Portfolio, property, tenant, lease, document, invoice, and financial records stay inside the signed-in application and never appear in public pages, metadata, or structured data.
